3 tips for more leads

All agents want more leads. Here’s how you can use digital marketing to build your database and connect with your audience.

REB spoke with Steve Carroll, head of sales at realestate.com.au, to find out the three best ways for agents to secure more leads by using digital marketing.

1. Tell your story

“Our research has found that 76 per cent of sellers who visit realestate.com.au haven’t selected an agent at the point of deciding to sell. This is where the digital interview commences,” Mr Carroll said.

For agents to secure these sellers, they must have a clear and consistent message across all their digital marketing channels, from their realestate.com.au agent profile to LinkedIn or Facebook to the agency website.

2. Expand your audience

“Digital marketing empowers agents to reach an audience they would otherwise never be able to,” Mr Carroll said.

Using digital marketing to expand your audience requires time and consistency. Pick the platforms you want to focus on and learn how they can help you expand your reach online. Becoming an expert at specific platforms will benefit you more than spreading yourself too thin and half-heartedly being present on all platforms.

3. Compelling content

“With the majority of property seekers searching online, the demand has never been more important for rich and engaging content such as video, 3D floor plans, virtual tours and sharp photography. These must be supported by a strong listing description that focuses on the features of the property, with a clear call to action to ensure it stands out and generates you as many leads as possible,” Mr Carroll said.

Most digital marketing platforms now allow you to include these features, and choosing to market on a real estate portal that supports these is important for the consistency of your message.
