3-point strategy to selling strong in summer

There is a commonly held belief that spring is the best time of the year to sell a residential property. However, selling in peak season also means selling against more competition.

LocalAgentFinder CEO Matt McCann says vendors should consider selling in summer which has several advantages over spring – good weather, school holidays and new year’s resolutions.  

Here is his three-point strategy for achieving the best price for your listing this summer.

1. Keep it cool

Some properties are at an advantage when they are listed, Mr McCann said. This is particularly true of holiday houses or properties by the coast, on the harbour or near a river because they attract cool breezes.

“If the property has good airflow, open the windows to show it off,” he said.

“Or cool down the property with its airconditioning prior to inspections which should be held in the morning if the property tends to get warmer in the afternoon.”

2. Make the light first impression

In order to make the most of the summer sunlight, Mr McCann suggested pulling drawing curtains and opening the windows to let fresh air in.

“Polishing chrome fittings, floors, mirrors, glass and door knobs will also ensure that the light bounces off the clean surfaces. Going one step further by positioning vases of freshly-cut flowers throughout the home will also do wonders.” 

Another factor to consider is colour which appeals to the senses and can influencing buyers, Mr McCann said.

“Replace your old bath mats, linens, throws and pillows and replace them with complementary colours that help fit the summer theme.”

3. Price it right

According to Mr McCann, there are three cardinal rules to selling real estate  price, price and price.

It may seem obvious, but it’s so crucial to the sales process that it’s worth repeating. Price it right the first time. The risk of overpricing and having to reduce later will result in buyers believing there is a problem with the property. 

“Often properties sell for less than what they would have if the correct pricing strategy was in place from the beginning,” Mr McCann said.
