‘Heavyweight’ sales lessons learnt from a visit to Japan

A self-described real estate heavyweight in Cairns has recently returned from a mentoring and networking trip to Japan, opening his eyes to the tools necessary to deal and succeed in high-density markets.

RE/MAX veteran Tony Williamson said that his trip turned out to be as much a fact-finding mission as a training one.

“I’ve been in real estate a long time, but what I’ve come to realise is that it doesn’t matter where you are in the world; when relationships are established, everything is negotiable.


“When you make the effort to establish those relationships, the connection is made and doing business can follow. Our job in real estate is all about building relationships.”

He also said that it is “very evident” that Japan is an attractive opportunity for Australian investors.

“There’s been a flat market for 20 years, and it is about to start rising in the lead up to the 2020 Olympics,” Mr Williamson said.

“Japan’s restrictions on Australians wanting to buy real estate there are nowhere near as tough as what we impose on them. Japan is one of a number of markets with less restrictive government regulations than Australia.”

Mr Williamson is the RE/MAX Asia-Pacific Region Ambassador on account of his commitment to strengthening relationships in the region.

He spent nine days with RE/MAX teams in Tokyo and Osaka.

“I noticed some fantastic flight deals, so I took the initiative to jump on board and do some relationship-building in Japan.

“I worked alongside RE/MAX broker owners and agents in Tokyo and Osaka and conducted training for my Japanese peers.

“There are currently nine RE/MAX offices in Japan, and it is a sizable network of agents.”

Earlier in the year, RE/MAX held its week-long annual R4 Convention in Las Vegas where eight Australians were acknowledged for their achievements during the 2017 calendar year.

RE/MAX Australia and New Zealand managing director Michael Davoren lauded the people who were acknowledged for their achievements.

“These were extraordinary people who have accomplished amazing things and are the best in the business,” the MD said.
