Every Friday, we feature a story from an agent on the ground. This week’s story comes from Deniz Yusuf from BDM Coach.
"A couple of years ago I listed nine brand new properties and they were almost completed; they were all in one complex.
The properties were being completed at separate times - let’s say three at a time were being completed at the same time over a two-month period, which was great for us because they weren’t all vacant at the one time, so it kept the demand up for them.
All of them were also different in style: Some were 4,2,2, some 3,2,2, and 3,1,1 in composition for bedroom, bathroom and garage.
We had leased the first two quite quickly and the tenants were wanting to move into the property promptly, as they do sometimes. So our property manager went to the properties and completed the ingoing report for the tenants and they all happily moved in.
When the first routine inspection came around the owners wanted to attend, so our property manager made arrangements with the tenants and went to the property for the owners and waited.
Ten minutes had passed when we received a call from the owners asking for the whereabouts of their PM. At this point the PM had walked around the corner to find the owners at their property, while she was waiting at the second property she had done the ingoing report for.
The funny thing with great relief was the property she had done the ingoing report for was the same composition and the tenant details were correct. She had done the reports before the numbers were put onto the letter box and never looked at the numbers when she attended the routine inspection as she thought she was at the right property!
Luckily the owners found the funny side too."
