Q&A: Emma Carney, Coral Sea Property Management

Emma Carney enjoys the flexibility her role offers her, and particularly loves the family atmosphere of Coral Sea Property Management.

When did you first join the PM industry? 

As soon as I finished Year 12 in 2012. This was my first job after high school.

Why did you join the PM industry?

I fell into the industry. I applied for a property through Coral Sea and in my sign-up for the property I was offered a job in administration. I progressed into a property manager position after six months of employment and surprisingly loved it.

What were you doing before PM?

Working part-time at Wendy’s in my home town of Port Macquarie while finishing school. Serving ice cream and milkshakes was a lot easier than property management!

What would you like your next career step to be?

I've recently just had a promotion to business development manager, which has been my long-term goal while working at Coral Sea, so I haven’t thought of my next goal after this position yet. If I'm going to stay in the property management industry though, I would stay in business development or move towards sales.

What piece of technology do you find the most useful for your business and why?

Inspect Real Estate. I saw how the company managed enquiry and inspections before and after the technology and, I'll tell you what, if I was still a property manager and Inspect Real Estate left then I would have too. The online inspection booking system was a godsend.

What area of PM needs more training focused on it and why?

Conflict resolution and communication training. It's a people-based industry and we need to be well equipped with all the best communication skills to handle any situation. People are so diverse and everyone's expectations are different. I feel like some days I need a psychology degree to understand people.

What skills does a PM/BDM need to be successful?

Good listening and sales skills.

Where do you believe PM’s responsibilities should start and end?

For a start, a PM should be able to deliver the absolute basics required and asked by the company. Where it should end is completely up to the individual, but respect the value of your own time. Be the best you can be every day.

How do you deal with disgruntled and aggressive tenants?

I always try, no matter what’s going on that day or at that moment, to stop what I'm doing and just LISTEN to what's actually upsetting them. Try to find solutions to the issue from there. If you don't escalate, they usually calm down after a few moments because they then feel silly for making such a ridiculous scene.

What would you be doing if you weren't in the PM industry?

I'm pretty passionate about travel, so if I wasn't in such a stable job, I’d probably just be working whatever job/s I can to get the money to travel for extended periods of time. I take about five weeks off a year to travel, so I'm pretty lucky my work is so flexible with that.

What do you enjoy most about your job?

This is a very cliché answer, but it's definitely the people I work with. They are like my older and younger brothers and sisters. Also, the freedom we all have to make choices and decision without being second guessed.

What are the most stressful aspects of your job?

Currently the most stress for me is everyone is relying on me to bring in A LOT of new business so we can grow faster. That's a lot of pressure because you don’t want to let anyone down and it's single handedly up to me how fast or slow the business progresses.

How do you relax after a stressful day at work?

Depends on the mood I'm in at the end of that day. If I'm throwing myself my own pity party I'll pour a huge glass of wine and put on a TV series, or if I'm feeling frustrated I’ll have to do some exercise, otherwise I'm unbearable… Just ask my partner.

How would you describe a perfect property management day?

I think as long as you had fun, laughed and learnt something at some point throughout the day, then that's pretty perfect, isn't it?
