Q&A: Tam Emin, Professionals Arthur Johnston Snowball

Tam Emin enjoys the variety and flexibility property management offers her, particularly since there are some aspects of the job that are beyond anyone's control.

When did you first join the PM industry? 

2002

Why did you join the PM industry?

I have always been interested in real estate.

What were you doing before PM?

I was a stay-at-home mum.

What would you like your next career step to be?

I would like to run a property management department.

What piece of technology do you find the most useful for your business and why?

PIM (Property Inspection Manager) as it makes routine inspections more time efficient.

What area of PM needs more training focused around it and why?

I feel we are well trained in all aspects. 

What skills does a PM/BDM need to be successful?

Good time management, good communication and conflict skills.

Where do you believe PM’s responsibilities should start and end?

We can only do what the owners instruct, so once we have conveyed that to the owner, the responsibility is on them. We are fully responsible for ensuring we do what is expected of us as a property manager, but some things are out of our control.

How do you deal with disgruntled and aggressive tenants?

If they don't want to talk without aggression and find a resolution, I tell them I will be hanging up. I don't believe PMs need to subject themselves to abuse.

What would you be doing if you weren't in the PM industry?

I am still trying to decide what else I would like to do.

What do you enjoy most about your job?

I love that every day is different and you are in the office some days but also out and about.

What are the most stressful aspects of your job?

When tenants don't leave a property in a good clean condition and you have new tenants moving in.

How do you relax after a stressful day at work?

I try not to think about work when I get home, otherwise alcohol helps.

How would you describe a perfect property management day?

Perfect routine inspections, followed by no rent arrears and a day with no maintenance reported.
