Having been in the industry for 30-plus years, Daniel Polini has paid his dues in real estate and looks forward to a life of leisure in the years to come.
When did you first join the PM industry?
Too long ago. I think it’ s approximately 36 years ago.
Why did you join the PM industry?
Mainly because I enjoy working with the public and meeting new people.
What were you doing before PM?
I was fresh out of school when I joined the industry.
What would you like your next career step to be?
I’ m looking forward to retirement and spending my time relaxing.
What piece of technology do you find the most useful for your business and why?
iPhone and the internet – we can answer emails, do inspections and more, from anywhere at any time.
What area of PM needs more training focused on it and why?
Communication skills, negotiation skills and just dealing with clients in a professional and efficient manner.
What skills do a PM/BDM need to be successful?
Common sense and the ability to communicate with people, whether that means closing a client, putting their fears at ease or negotiating with their demands and expectations.
Where do you believe PM’s responsibilities should start and end?
In a sentence, a property manager’s responsibility is to effectively communicate between the owner and tenant to ensure that all laws are followed and everyone is happy with the end result.
How do you deal with disgruntled and aggressive tenants?
I remain calm and communicate with them clearly. It’s really about empathy and problem solving.
What would you be doing if you weren’t in the PM industry?
I don’t know, maybe a professional golfer (or is that just wishful thinking?).
What do you enjoy most about your job?
Working with the people in our office, plus meeting new clients, landlords and tenants.
What are the most stressful aspects of your job?
There’s nothing more stressful than dealing with unreasonable people who have unreasonable expectations.
How do you relax after a stressful day at work?
I spend time with my family, or I’ll go out and walk with our dog or get away for a relaxing round golf.
How would you describe a perfect property management day?
No demanding or aggravated phone calls, plus picking up a bucketload of new managements.
