The property management sector tends to be cast in a shadow, which has sparked one property management leader to take action.
Sadhana Smiles recently saw a Facebook post which asked people to use one word to describe property management — and there was not one positive word used.
“That is what set in motion my desire to first understand what isn’t working, and then work with industry leaders to find solutions,” Ms Smiles told Real Estate Business.
The Harcourts CEO decided to create a survey to establish what the issues property managers are facing and what technology solutions out there have been a real advantage for the profession.
“Currently, the property management sector is experiencing rapid change... and when any sector goes through rapid change, it creates high stress levels for those on the front line,” she said.
Part of the survey will be used to compile a list of technology tools that are most effective and highlight those that are not.
“Our clients want a different type of service,” she said. “If we can identify legacy systems, either technology or internal ones, we can then start to work with property managers to deliver the service that clients need.”
Although Ms Smiles is connected to Harcourts, she is conducting this survey independently.
“I want people to safely engage,” she said. “Often if a brand is behind a survey, many directors don’t want their teams to engage.
“This is about changing the industry. It will require all leaders to work together.”
Once the survey results are in, Mr Smiles will recruit a psychologist to help go through the data.
“I have asked a psychologist to work with me to ensure that we fully understand the data. It will also be great to have someone outside the industry to provide opinion and resolutions.”
Once the data has been analysed, Ms Smiles will write a white page that she will share with industry leaders to set the direction to make sure the change that is required happens.
