Agents to reap benefits of changing consumer preferences

Consumers are changing their preferences towards property and locations, creating an opportunity for agents, an industry expert has explained.

In a conversation with REB, Belle Property Charlestown principal Anthony Di-Nardo told agents that through hard work, agents can cash in on this new consumer preference.

“It is really about the demand for lifestyle properties. We’ve seen people look at things a lot more closely since COVID, with the possibility of working from home instead of driving to the office every day,” Mr Di Nardo said.

The property expert explained how consumers are drawn to areas that fit into their lifestyle, with schooling, home gyms, cafés and transport remaining important to home owners.

“We are lucky enough in our area to have a unique combination of coast and country lifestyle, so we are very fortunate,” Mr Di Nardo noted.

Mr Di Nardo shared his team have set three new records in the past few weeks, as investors look for more desirable properties due to having more time being spent in the home. 

“It was a property in Warners Bay. We expected about $3 million, but we set a new record of $3.5 million,” Mr Di Nardo said.

“We set a record two weeks ago at Speers Point at $2.75 million, and that was a business person who moved up from Sydney way.

“There was a third where we set the second highest price for a place in Valentine; the property we sold was for $3.6 million.”

However, Mr Di Nardo does not believe it is exclusively location, highlighting the strong performance is down to the people that work for him.

“During the COVID-19 period, we are having our best month and it’s really due to mindset in business,” Mr Di Nardo said.

“As we speak, we are having our best month across our three offices: Charlestown, Hunter Valley and Cessnock.

“Our team made the collective decision to not take our foot off the pedal and we’ve come through it better for it as a result.”
