Property managers who start looking for new staff once a role needs to be filled may have left their run too late.
Di Jones Real Estate general manager Kylie Walsh said property managers should always be recruiting regardless of whether they have a vacancy, because they never know who they’ll miss out on.
“Really good people, particularly in property management, are so hard to find,” she told RPM.
Ms Walsh said property management is all about establishing and building long-term relationships, which is why it’s so vital to be proactive with recruitment.
“We’re so reactive in real estate – when you need somebody, it’s far better to be able to open the bottom of a filing cabinet and get in touch with someone in your network,” she said.
Ms Walsh believes HR is too complex for selling principals or department heads to stay abreast of: “My advice would be to go outside the real estate industry and look for somebody who has worked in a corporate HR role and is maybe on maternity leave and wants to return to work part time. Trial it and build from there.”
She said those in metropolitan areas could share resources such as HR or IT managers with other organisations.
“To get better people for a better investment, we share the resource and cost with another office that’s not too far away and is not a direct competitor," she said.
