Sunshine Coast’s top-performing suburbs revealed

The best Sunshine Coast suburbs for median house and unit price growth have been unveiled, with new research showing double-digit increases in some areas.

In the report The Sunshine Coast: Australia’s Most Compelling Growth Story, author and property analyst Terry Ryder revealed that some Sunshine Coast suburbs have experienced median house price increases of up to 37 per cent in the past year alone.

The growth trend, he said, is being driven by unprecedented infrastructure spending across the region, particularly the new Maroochydore City Centre.

“From the recently completed $2 billion Sunshine Coast University Hospital and its broader $5 billion health precinct, to the current expansion of the Sunshine Coast Airport and the preliminary work for light rail and passenger train services, there is more growth happening in this region than almost any other region in the country,” Mr Ryder added.

“The new CBD, being built from scratch on a 53-hectare greenfield site, is at the heart of this growth, providing a centre for the Sunshine Coast’s growing economic and job opportunities while helping to fuel residential price rises across the region.”

SunCentral Maroochydore chief executive John Knaggs said other large infrastructure projects, such as the Sunshine Coast International Broadband Network, were also contributing to the region’s economic evolution.

“The growth metrics of the region are all coming together,” Mr Knaggs said.

“There’s been a decade of planning getting to this point, and now the Sunshine Coast is realising these opportunities creatively.”

1-year growth: 21 per cent

Median price: $1,005,000

1-year growth: 19 per cent

Median price: $531,000

1-year growth: 17 per cent

5. Mooloolaba

Median price: $835,000

1-year growth: 14 per cent

6. Wurtulla

Median price: $605,000

1-year growth: 11 per cent

1. Noosa Heads

Median price: $780,000

1-year growth: 26 per cent

2. Noosaville

Median price: $495,000

1-year growth: 19 per cent

3. Sunshine Beach

Median price: $700,000

1-year growth: 14 per cent
