The REB Top 50 Women in Real Estate ranking for 2020 has been unveiled.

Now in its fifth year, the ranking sets a national benchmark for female real estate professionals across the country.

Those who make the prestigious list are given industry-wide recognition as being a top-performing agent. In addition, the ranking celebrates the industry’s star performers, and recognises their contribution in setting strong professional performance standards for others.

The REB Top 50 Women in Real Estate ranking provides pivotal insight into the achievements of female agents.

The metrics used to generate the REB Top 50 Women in Real Estate ranking include the number of properties sold, total dollar volume of properties sold and the average sale value. Each agent is ranked comparatively across these three metrics against their peers, with the combined comparative score used to determine the top-ranked women agents in the country.

Since its inception five years ago, the REB Top 50 Women in Real Estate has offered valuable insight into the trends, opportunities and challenges playing out in Australia’s property market, and being felt from those who operate within it. This is evident again in 2020.

Collectively speaking, the total value of sales for this year’s Top 50 Women in Real Estate fell to $4.78 billion, from $4.89 billion in 2019.

This has been a largely consistent trend since the ranking was first launched five years ago. In 2018, the total value of sales for the Top 50 Women in Real Estate sat at $5.47 billion.

Meanwhile, 2017’s and 2016’s rankings saw total value of sales for the Top 50 come in at $5.01 billion and $4.48 billion, respectively.

Looking exclusively at the top 10 paints a more subtle difference when looking at the results year-on-year. The top 10 identified in this year’s ranking saw total value of sales decline to $1.52 billion in 2020, from $1.63 billion in 2019.

In 2018, the top 10 within the ranking recorded total value of sales of $1.69 billion, $1.55 billion in 2017 and $1.42 billion in 2016.

Further analysis of the ranking shows the average person who made the Top 50 Women in Real Estate ranking for 2020 is someone with approximately 16 years’ experience.

They have two support staff, and have listed 81 properties that go on to sell 45 days after opening to the market.

This year’s top 50 women in real estate reported an average selling price of $1.61 million. This is up from $1.39 million in 2019 but down from 2018 levels of $2.04 million.

In comparison, the ranking’s top 10 women saw an average selling price of $2.28 million, up from $1.66 million in 2019.

Average commission for the top 50 women in real estate is 1.83 per cent in 2020, in comparison with 1.78 per cent in 2019. For the top 10, commission comes in at 1.65 per cent in 2020, in comparison with 1.88 per cent in 2019.

Average listings for the top 50 are 81 in 2020, down from 88 in 2019, while average listings for the top 10 are 80 in 2020, down from 116 in 2019.

In terms of average days on market, the top 50 women in real estate reported 45 days in 2020, down from 47 in 2019. Meanwhile, the top 10 women in this year’s ranking reported 45 days on market, on average, in 2020, in comparison with 42 days on market, on average, in 2019.
