27 Perth suburbs break into the ‘million-dollar club’ in FY25

Strong market conditions propelled Perth suburbs past the $1 million mark for median house sale prices during the 12 months to June 2025, with further price growth on the way, according to industry experts.

Recent findings from the Real Estate Institute of Western Australia (REIWA) have revealed that 27 Perth suburbs entered the million-dollar club during the financial year 202425, taking the city’s total number of markets with $1 million median house sale price to 113.

REIWA president Suzanne Brown said that strong market conditions in the Perth market drove price growth over the 12 months to June 2025, with all 27 suburbs being first-time entrants to the million-dollar category.

 
 

“The Perth property market continues to experience strong price growth, which is underpinned by ongoing strong population growth and a sustained period of low new home completions,” Brown said.

“As a result, 34 per cent of Perth suburbs now have a median house sale price of $1 million or more,” she added.

Orange Grove emerged as the top performer among the new entrants, with its median house sale price climbing to $1,300,000, and was followed closely behind by Bateman and Millendon where median house prices rose to $1,287,500 and $1,275,000, respectively.

Despite Perth’s robust housing price growth, Karawara in the city’s south was the only suburb from the 202324 million-dollar club list that saw its median house sale price fall below $1 million.

“Prices fluctuate from year to year, depending on what is selling in that time period, and it’s not uncommon to see suburbs with a median house sale price around the million-dollar mark come and go from the list,” Brown explained.

Brown said the Western Australian capital’s strong price growth also saw eight suburbs notch up $2 million median house sale prices for the first time over a financial year.

REIWA’s data showed that markets with house prices that rose past the $2 million mark were primarily concentrated in Perth’s western suburbs, with Trigg reaching a $2,300,000 median house sale price, and Shenton Park following not far behind at $2,290,000.

Strong market conditions and demand in City Beach saw the suburb’s median house sale price exceed the $3 million mark, and register as the fourth most expensive Perth suburb at the end of June 2025.

At the top of the ranking, the seaside suburb of Peppermint Grove retained its position as Perth’s most expensive suburb, reporting a median house sale price of $4,225,000 at the end of financial year 202425.

Looking ahead, Brown said that Perth’s current market conditions are forecast to boost the city’s number of million-dollar suburbs over the rest of the calendar year 2025.

“A number of suburbs are very close to the million-dollar mark and with strong price growth expected for the remainder of 2025, we can expect more new entrants,” she said.

The 27 Perth suburbs which joined the $1 million median house sale price category over the 12 months to June 2025 are:
