From soaring temperatures in some states to high rainfalls in others, the season has shifted from summer to autumn. Here are five ways to make the most of the cooler weather.

Founder and principal of Nicholls & Co Estate Agents Cameron Nicholls says stock levels traditionally increase in autumn and cashed-up buyers become active in the market.

In order to make the most of what the new season has to offer, here are Mr Nicholls’ top five autumn selling tips.

1. Clean the windows

Mr Nicholls says the recent heavy rain experienced in many areas recently makes cleaning windows even more important.

“It’s a small thing that makes a big difference.”

2. Introduce autumn colours and hues

Throws, cushions and curtains are a great way to give a home an instant lift.

“And making these simple additions won’t break the budget,” Mr Nicholls says.

3. Twilight opens

The end of daylight savings, in the states that have it, can be a good thing.

“Turn the end of daylight savings into a positive,” Mr Nicholls says.

“The autumn sky sets the scene for ambient twilight property showings.”

4. Update the exterior

Trim the trees, clear the leaves out of the gutters and make sure the property looks like it is low maintenance, even if it isn’t.

5. Create an outdoor dining room

A great autumn selling feature is to present an outdoor room as an al fresco space to potential buyers before winter hits.

“Use pavers to create a dedicated outdoor dining space,” Mr Nicholls says.

“This time of year, it’s slightly cooler and there are less insects to battle.”
