Raine & Horne has partnered with a local Wheelers Hill agent to leverage high-growth opportunities in the region.
The independent agency under agent Michael Sheikh has now aligned with the Raine & Horne network to continue driving success within the Wheelers Hill region.
Sheikh has nearly a decade of real estate experience in the local Wheelers Hill & Glen Waverley markets, and brings a deep understanding of the eastern suburbs’ unique dynamics.
Through the agency’s combined area knowledge, Raine & Horne Waverley will service the broader City of Monash region, including high-demand suburbs such as Wheelers Hill, Glen Waverley, Mount Waverley, Clayton, Chadstone, Oakleigh and Mulgrave.
Managing director of Raine & Horne Victoria, Randolph Clements, said Glen Waverly and Wheelers Hill have “some of Melbourne’s most desirable addresses”, and noted that expansion into the areas had long been on the cards for the network.
“We needed the right person – and with Michael, we’ve found someone who’s respectful, ethical, and reliable. Every promise he’s made, he’s kept,” Clements said.
Sheikh noted that his agency’s previous boutique status often made it hard to reach out to vendors, and ultimately motivated his choice to join the Raine & Horne network.
In the short time since joining the network, Sheikh said that the support and resources offered by Raine & Horne have already had immediate impacts on the operations of his agency.
“Randolph and the team took the time to show me how the group operates – from board meetings to sales training and awards nights – and I knew it was the right fit,” Sheikh said.
Within the wider Glen Waverley area, Sheikh said that the region’s property market is being driven by a balanced mix of investors, owner-occupiers, and first home buyers, many of whom are attracted by the area’s top-tier schools.
“The local school zones are a huge drawcard – Glen Waverley Secondary College, Brentwood Secondary College, Mount View Primary, and Caulfield Grammar. Properties within these catchments are tightly held and sell quickly,” he said.
Sheikh also noted that the region’s solid property prospects across all housing types have led the Glen Waverley area to gain popularity among investors.
“The median house price is around $1.66 million for Glen Waverley and $1.40 million for Wheelers Hill, and apartments are averaging close to $948,000,” Sheikh said.
“Depending on where the property is located, rental yields range between 5 per cent and 5.5 per cent, making the area attractive to investors as well,” he added.
With the doors to the new Raine & Horne Waverly office now open, Sheikh said that he plans to grow the team with local sales specialists and build a strong property management division.
“With the new Raine & Horne platform behind us, we’re well-positioned to scale quickly, deliver exceptional service, and build a substantial rent roll,” Sheikh said.
“We’ll be recruiting carefully, focusing on agents who know their patch intimately and can help grow the business,” he concluded.
