Agent’s downfall: 5-year ban for concealing building defects reports

A Sydney real estate agent has seen her property licence revoked after failing to disclose building strata defect paperwork to buyers.

Real estate agent Sarah Zhou has been banned for five years and fined $5,000 by NSW Fair Trading over a complaint made about one of her sales earlier this year.

Zhou had been working at The Marshall Group since she started her career in 2023 and was more recently operating in the Wahroonga area.

 
 

A NSW Fair Trading spokesperson told REB that the watchdog had received a complaint regarding a property sold by Zhou, in which documents related to building strata defects were withheld.

“The withheld documents related to the property’s waterproofing, fire safety systems, building drainage and other essential services,” the spokesperson said.

According to the regulator, Zhou breached sections 52 and 37 of the Property and Stock Agents Act 2002 (Act), as well as breached section 18 of the Australian Consumer Law.

As a result, Zhou was fined $5000 and her property licence was cancelled for a period of five years.

Earlier this year, Zhou and her team at The Marshall Group set new sales records in Wahroonga, including a street record and a suburb benchmark for a new build, achieving a result of $7.58 million.

“Lifting industry standards and consumer confidence in the real estate industry is a regulatory priority for NSW Fair Trading,” the spokesperson concluded.
