The South Australian government has announced an Australian-first precinct, targeted exclusively at the first home buyer market.
The state government has announced plans to develop an exclusive first home buyer precinct within the master-planned community of Playford Alive.
The announcement comes following the state’s agreement with the federal government, receiving more than $800 million to deliver 6,877 dwellings for first home buyers.
The project was featured as part of the state’s recent budget, which included $50 million to accelerate construction of the precinct’s 400 homes by the end of 2027.
Allotments in the new precinct, located 32km north of Adelaide’s CBD in Munno Para, have become available, and land releases will be staged over the next 12–18 months.
Renewal SA executive director of residential project delivery and assets, Peter Gatsios, said the new precinct would provide an opportunity for a diverse range of first home buyers to get into the property market.
“Playford Alive has long been a preferred location for people looking to buy or build their first home, particularly young families,” Gatsios said.
“This initiative ensures first home buyers don’t miss out when new land becomes available.”
South Australian Premier Peter Malinauskas said that, in addition to the neighbourhood being exclusively for first home buyers, they would also avoid paying stamp duty following the government’s abolition of the tax on new builds.
“We are doing everything we can to help South Australians achieve the dream of home ownership,” Malinauskas said.
“Working with the Albanese government, we are creating the nation’s first-ever neighbourhood exclusively for first home buyers – right here in Adelaide’s northern suburbs.”
As part of the project, 30 per cent of the allotments will be classified as affordable for the first home buyer market, with a maximum sale price of $259,000, while land prices are tipped to range between $185,000 and $370,000.
Minister for housing and urban development of South Australia, Nick Champion, said the project was unlike anything offered elsewhere in the country.
“Home ownership is one of the most important things a government can help make possible,” Champion said.
“For hundreds of South Australian families, this precinct will be where that story begins.”
