McGrath Estate Agents has announced the launch of a new office to capitalise on surging interest in regional Victoria.
The network has opened an office in Mildura, in the state’s north-west, servicing the area from Wentworth, Ouyen, and Euston to the South Australia border.
The new office will be led by principal Lukas Pedder, who brings more than a decade of experience in Mildura’s property market, having relocated to the region in 2016.
According to the network's research, Mildura ranked 11th overall for East Coast markets, based on factors such as supply, demand, pricing, and yields.
Having recorded a 13 per cent rise in sales numbers and with gross rental yields climbing to 5.58 per cent, Pedder said Mildura was well-positioned for investors and tree-changers to enter the market.
“Locals have appreciated our quality of life for a long time now, but newcomers are only just realising what the area has to offer,” Pedder said.
“Relocators see value for money in Mildura. For local upgraders, an acre of land is still within reach.”
He said that in Mildura, buyers could secure a great family home for between $750,000 and $1 million, while anything over that would buy an exceptional property.
McGrath head of franchise, Chris Mourd, said that opening an office in Mildura was a strategic regional expansion for the network.
“This market is consistent and increasingly competitive, driven by lifestyle demand and solid fundamentals,” Mourd said.
“Our focus is simple – deliver a premium service and become a trusted part of the local community.”
In addition to a background in sales, Pedder brings an elite sporting pedigree that he said informed his approach to real estate.
“I have a background in sport, coming up through the youth ranks of Bayern Munich as a junior soccer player. That time taught me to surround myself with winners who strive to succeed,” he said.
“That, as well as a people-first attitude, fits well with the McGrath values.”
