While weakening buyer confidence and significant reforms have acted as headwinds for Victoria’s property market, an agency has improved across the board.
Having navigated a year of shifting conditions, Barry Plant has reported strong gains across sales, listings, appraisals, and individual agent performance through FY2025–26.
The results came amid changes to the Victorian property market, including cash rate rises and rental reforms such as bans on rental bidding and no-fault evictions.
Despite the upheaval in the Victorian property market, Barry Plant said it recorded a 12.25 per cent increase in sales transactions, to 10,196.
Similarly, the network conducted 12.8 per cent more appraisals and 16.1 per cent more new listings.
Barry Plant head of commercial and finance Akshay Sharma said the results reflected strong activity and consistency across the network.
“The most encouraging aspect of these results is that the growth is broad-based. We are not relying on one market condition, one region or a small number of offices to drive the result,” Sharma said.
“We are seeing stronger activity across the network, more listings coming through the doors and more agents achieving significant milestones.”
Additionally, Barry Plant offices recorded their best-month achievements 90 times during the financial year, a 275 per cent increase on the previous financial year.
“In a year when there was plenty of uncertainty and negative sentiment across the market, we worked closely with our offices, and they continued to find ways to improve, compete and deliver for clients,” Sharma said.
Beyond office performance, individual agents also outperformed the previous financial year.
Individual agent performance also increased, with 245 agents reaching GCI or sales milestones above $100,000 during FY2025–26.
Sharma said the results highlighted the importance of performance through changing market conditions.
“The property market will always move through different cycles, and there will always be periods where confidence is being tested. What matters is how networks respond.”
Barry Plant CEO Lisa Pennell said the results seen over the past financial year were an endorsement of the direction the network was heading.
“But we are not sitting back and admiring our achievements. We will keep pushing forward, innovating, improving our processes and raising the bar ourselves and our industry, ” Pennell said.
