A real estate network has launched a new initiative to enhance property management learning and provide additional support across its services.
Harcourts Australia has launched the PM +5 Program to provide property managers with a framework of support and accountability as the network looks to boost rent rolls.
Harcourts’ head of property management, Karmen Costigan, who will lead the initiative, said that the program would provide a more hands-on approach, giving market and goal-specific advice, rather than “just sending a PDF”.
“We’re getting in the trenches with our business owners,” Costigan said.
“We know that real growth comes from structure, discipline and accountability.”
“It might not sound sexy, but it’s the secret sauce to building a rent roll that actually delivers.”
Costigan told REB she implemented the program in response to the lack of support she felt from a franchise in a previous role, and wanted principals within the network to avoid the same feeling.
“In the years I have worked in corporate real estate, I’ve seen some business owners float from one year to the next without committing to setting goals and putting real focus into building a rent-roll asset,” she said.
“I want every business owner we work with to get to the end of their journey and know that they have had the support, mentoring and resources necessary to achieve wealth creation.”
She said the program would be centred on creating customised plans that align with the office's existing goals and would require frequent check-ins to ensure milestones are met.
“We believe having one source to go to would allow property managers, BDMs, and PM team leaders to access on-demand learning at the time when they really need it.”
Costigan said the program represented a shift towards a more disciplined culture across the network, with the goal was to have it operational in all its offices by April 2026.
“We’re building a culture where we hold each other to a higher standard.”
“It’s human nature to apply yourself when you know someone will be checking up on you.”
“If we stick to the plan and support one another, the results will follow,” Costigan concluded.
