New investor tools to help drive rent roll growth

Property management platform Managed has unveiled a suite of investor-focused tools designed to help agencies strengthen relationships with landlords, provide deeper investment insights, and create new opportunities to grow their rent rolls.

The new functionality, delivered through the Managed owner portal, expands the platform beyond traditional property management workflows by giving landlords access to a range of investment performance tools alongside their existing financial reporting.

The release comes as investors face increasingly complex market conditions, with rising costs, changing tax settings, and greater scrutiny over the performance of residential property portfolios.

 
 

According to Managed, the new tools are intended to help agencies move beyond the traditional role of collecting rent and managing maintenance by equipping both property managers and owners with richer data to support investment decisions.

The expanded owner portal includes instant desktop property valuations, investment performance reporting, gross and net yield analysis, capital growth tracking and enhanced income and expense reporting. This proposition empowers investors to better understand the financial performance of individual properties and broader portfolios, further strengthening the "asset manager" proposition of next-gen agencies.

Because the tools sit alongside Managed's granular payments and financial reporting capabilities, owners are far better equipped to understand the overall performance of their property, as well as prepare for end-of-year tax and securing finance.

Managed co-founder Alex Whitlock believes rent roll growth for next-gen agencies will be defined by clearly demonstrating ongoing value to property investors rather than simply delivering the operational services that every legacy agency offers.

"Every owner expects their property manager to find and retain tenants, maintain their property and deliver rental income," Whitlock said.

"You can take that as a given."

"The agencies that will outpace competitors over the next decade will be those that help their owners become better investors to maximise returns."

Whitlock said technology should empower agencies to have more valuable conversations with their clients instead of simply automating administration.

"Whether an agency reviews a portfolio every quarter or simply catches up with an owner at lease renewal, having access to investment insights fundamentally changes that conversation," he said.

"It moves the relationship away from reactive property management towards proactive investment guidance."

The new capabilities are available directly through the owner portal, allowing landlords to independently monitor the performance of their investments while also providing agencies with the information required to deliver more strategic portfolio reviews.

Whitlock said the latest release reflected Managed's broader philosophy of positioning itself as a growth partner for agencies rather than simply another software provider.
