New compliance module to tackle spiralling rental obligations

Managed has released a major new Compliance module to help property managers track inspections, meet recurring deadlines and maintain a clear record of compliance across their rental portfolios.

The addition comes as rental reforms place greater emphasis on property standards, safety checks and the evidence landlords and their agents need to retain.

In Queensland, minimum housing standards have applied to all tenancies since 1 September 2024.

 
 

In Victoria, changes scheduled for 13 October 2026 will require rental providers or their agents to keep records showing that properties met minimum standards before they were advertised, offered for rent or occupied by a renter. Those records must be provided to Consumer Affairs Victoria on request.

For property managers, these obligations make accurate record keeping as important as arranging the checks themselves. A growing rent roll brings more deadlines, supporting documents and follow-up work to manage.

According to Bairave Jeyasothy, Managed operations manager, the new module was designed to make that work part of the property manager’s daily routine, with compliance tasks appearing in the Action Centre alongside other responsibilities.

“Property managers already have a huge amount to keep track of, so we wanted to build compliance into the workflow rather than make it another system or process they have to manage separately,” Jeyasothy said.

“The goal was to take something that can be quite manual and fragmented and make it a natural part of the way agencies already work in Managed.”

Property managers record a compliance check against a property, including who is responsible, the inspection date and how often the check needs to recur. Managed then turns that record into an Action Centre task.

Once the task is completed, certificates, reports and notes are stored against the property’s compliance history. Recurring checks automatically generate the next task, removing the need for manual rescheduling and reducing the risk of a missed inspection.

The same process applies across different compliance requirements, giving teams a consistent way to record, schedule, action and complete checks before repeating the cycle.

A portfolio dashboard brings compliant, non-compliant, upcoming and overdue items into one view. Rental Minimum Standards are also tracked against each property according to the relevant state or territory requirements.

Managed said that visibility was central to the feature’s value, helping agencies identify outstanding work and address potential compliance issues before they escalate into legal or reputational problems.

The property history also creates an audit trail, allowing agencies to retrieve certificates and supporting records when they need to demonstrate what work has been completed.

Stone Real Estate Yamba | Iluka has begun using the feature across its portfolio and reported greater confidence in managing compliance.

“We manage 175 properties, and we have added 87 compliance checks so far. We feel more in control with the new features and very happy with its functionality. Great job, team!” the agency said.

The module also makes compliance work visible to owners, who can see completed checks, the certificates held and upcoming requirements. This gives agencies a practical way to show the work involved in protecting a property and managing its obligations.

“Compliance is a big part of the day-to-day responsibility of property managers, but a lot of that work happens behind the scenes,” Jeyasothy said.

“The Compliance Module helps agencies stay on top of that work while also giving them a clear record of what’s been done, making it much easier to demonstrate the value of that work to their owners.”

The module is part of the Managed Pro package. The premium product suite also delivers comprehensive property management tools including instant automated direct payments, agency-branded owner and tenant portals, automation of manual tasks, workflows and tasks management, inspections and a trades marketplace.

Managed said a consistent process becomes increasingly important as portfolios grow and agencies need to account for the checks and actions undertaken on behalf of their clients.

“Compliance isn’t just about ticking a box.

“It’s about protecting tenants, owners and property managers, and making sure agencies can demonstrate that the right checks and actions have been carried out,” Jeyasothy said.
