The latest Top 50 Women in Real Estate ranking has uncovered the trends and sales figures shaping women’s success in real estate across Australia.

REB is pleased to unveil the Top 50 Women in Real Estate 2026 ranking with support from partner the Commonwealth Bank of Australia (CommBank).

The ranking – now in its 11th year – gives industry-wide recognition to the elite women in real estate who set the benchmark for excellence that other agents could emulate, while helping establish strong professional standards across Australia.

The agents in this year’s ranking also worked hard to achieve strong settlement numbers while ensuring that they provide unparalleled service to both their vendors and buyers, especially as they face housing affordability issues and cost-of-living challenges.

Agents operated in a dynamic property market, with national home values rising by around 8.0 per cent in 2025 despite housing affordability issues and serviceability constraints. The median dwelling value was more than eight times the median household income. Home buyers required 11.0 years to save a 20.0 per cent deposit, according to Cotality research.

Agents capitalised on continued buyer demand to achieve consistently strong results in 2025 and stayed largely on par with the previous year’s results.

Indeed, the top 50 women in the ranking settled 4,978 residential properties in 2025 for nearly $10.0 billion. While they settled fewer properties than in 2024 (4,991), the total value was lower in 2024 ($9.6 billion).

Looking exclusively at the top 10 agents, they settled fewer properties in 2025 (1,193) than in 2024 (1,294), and the value of these transactions also decreased year on year. While the total value was $3.3 billion in 2024, it fell to $3.2 billion in 2025.

The results were similar on other metrics, such as the average number and value of properties settled, according to this year’s data. The top 10 agents settled an average of 119.0 properties in 2025 for $319.0 million, down from 129.0 properties settled in 2024 for $333.0 million. While the top 50 agents settled around the same number of properties in 2025 and 2024 (100.0), the value increased from $191.9 million in 2024 to $199.4 million in 2025.

It was a successful year for the top 10 agents as their average sales price broke the $3.0 million mark in 2025. It increased from $2.8 million in 2024 to $3.1 million in 2025. The top 50 agents also saw a slight increase from $2.2 million in 2024 to $2.4 million in 2025.

Delving deeper into the data revealed the profile of the top 50 women in real estate across Australia. On average, they had 18.0 years of industry experience, while the top 10 agents clocked over two decades in the industry.

The top 50 agents had fewer support staff in 2025, which fell to 2.4 from 2.7 in 2024. However, it increased across the top 10 agents from 2.2 to 2.4 support staff.

Suzanne Hibberd, licensee and director at Abode Property Agents in Sydney, returned to the number one spot in this year’s ranking. She was previously ranked first in 2024 but slipped to fifth rank in 2025.

Hibberd dethroned Louis Carr licensee and agent Jennifer Carr, who was crowned the top agent in 2025 but fell to second place this year. Ray White Balwyn principal and director Helen Yan ranked third this year after occupying the second spot in both 2024 and 2025.

CommBank real estate banking lead, Monique McCullough, said CommBank is delighted to once again partner with the rankings, recognising the exceptional performance, leadership and professionalism demonstrated across Australia’s real estate industry.

“The real estate industry plays a critical role in the Australian economy, and at CommBank, we recognise our responsibility to support the agents, principals, and businesses who underpin strong communities nationwide,” McCullough said.

“We’ll continue to invest in specialist expertise, digital capability, and industry‑led innovation to help you navigate change, unlock opportunity and build stronger, more resilient businesses. Our ongoing partnership with REB reflects a shared commitment to recognising excellence and celebrating those who set the national benchmark for performance.”

“Congratulations to all ranked agents on this outstanding achievement, and thank you for the contribution you make to your customers, communities and the broader Australian economy.”

Agile Market Intelligence director Michael Johnson congratulated the top 50 women in real estate for qualifying in this year’s ranking.

“It is a pleasure to recognise the hard work, resilience, and dedication shown by these agents to attain the best results for their clients,” he said.

REB managing editor Liam Garman also applauded the agents for their achievements and commitment to providing superior service to customers.

“It is so inspiring to see some of the results in this year’s ranking, demonstrating how hard these agents have worked throughout 2025 to meet buyer demand and get the best price for vendors. My congratulations to every agent who made the list this year.”

REB’s Top 50 Women in Real Estate ranking is compiled by Agile Market Intelligence, the research arm of parent company Momentum Media.

This year’s ranking was assessed using transparent, performance-based metrics drawn from the agents’ 2025 calendar-year results. These include the total dollar value of settled residential sales, the number of properties sold, and the average sales price. Other supporting performance indicators include days on market and years of experience.
