Although volumes across the capital cities notched up slightly week-on-week, broader analysis indicated that auction activity has moved into its seasonally slow period.
Cotality’s latest Auction Market Preview shows that auction volumes across the country are expected to slightly increase from the previous week, with 1,652 capital city homes scheduled for auction over the week ending 11 May 2025.
Although the activity marks an uptick from the 1,595 homes taken to auction the week ending 4 May 2025, this week’s auction numbers are still down compared to the 2,237 auctions held this time last year.
Cotality said that the auction market is currently in the tepid period that historically occurs in the weeks following Easter, but forecast that numbers will begin to progressively increase as the spring selling season draws closer.
Melbourne’s 693 homes set for auction will mark the highest activity across the capital cities, but decreased from the 776 homes taken to auction last week and 1,104 auctions held one year prior.
Sydney’s auction volume is expected to increase with the 681 properties scheduled for auction marking an increase from the 562 homes taken to auction last week, but still registering lower than the 773 auctions held this time last year.
Within the smaller capital cities, Adelaide’s 114 homes slated for auction mark an increase on the 86 properties to auction last week, and represent the most activity across the less populous cities.
Brisbane’s 107 homes scheduled for auction are roughly in line with the 104 homes that went under the hammer in the week ending 4 May 2025.
Canberra’s auction volume has fallen week-on-week, with the city’s 44 scheduled auctions marking a decline from last week’s 54 homes that went to auction.
Nine homes are currently scheduled for auction in Perth, down from the 13 auctions held last week.
Tasmania currently has four auctions pencilled in, after no homes were taken to auction in the week ending 4 May 2025.
Cotality said the trend of seasonal lethargy will continue next week, with around 1,600 capital city homes scheduled to go to auction in the week ending 18 May 2025.
