Auction activity across the combined capitals eased this week due to lower volumes in Sydney and Melbourne, while the smaller capitals recorded a noticeable rise in homes going under the hammer.
Cotality’s latest Auction Market Preview reveals that auction volumes across the country are expected to fall from the previous week.
For the week ending 18 May 2025, Cotality data found that 1,636 homes are scheduled for auction across the capital cities.
The week’s auction numbers mark a decrease from the 1,735 homes taken to auction during the week ending 11 May 2025, and are also down compared to the 2,146 auctions held this time last year.
Melbourne is set to be the busiest auction market this week, with 751 homes going under the hammer, down from the 799 homes taken to auction last week, and the 1,009 auctions held one year prior.
Sydney’s auction volume is also expected to decrease with 547 properties scheduled for auction, representing a decline from the 656 auctions held last week, and 725 homes taken to auction this time last year.
Adelaide is set to have the highest activity across the smaller capital cities for the second week in a row, with the city’s 136 homes slated for auction marking an increase from the 109 auctions held in the week ending 11 May 2025.
Brisbane’s auction volume has also risen weekly, with 133 homes registering, higher than the previous week’s 107 recorded auctions.
Canberra’s 62 properties currently scheduled for auction represent an increase from the 50 homes taken to auction last week.
Perth’s auction volume did not see the same week-on-week increase, with just five properties scheduled for auction this week, compared to the 11 auctions held in the previous week.
Activity in Tasmania has also dipped week-on-week, with two homes scheduled for auction this week, one less than the three that went to auction in the week ending 11 May 2025.
Cotality forecasts a slight increase in auction volumes next week, with around 2,230 homes set to go under the hammer in the week ending 25 May 2025.
