Brisbane’s property market is showing clear signs of renewed confidence, with auction volumes jumping by 75 per cent since mid-April, according to new data released by Place Estate Agents.
The increase follows the conclusion of the school holidays, public holidays, and the federal election campaign period – all of which had temporarily dampened market activity. Place reported that auction activity climbed from 83 to 150 auctions across the city in recent weeks, with a notable uplift in both vendor and buyer engagement.
Chief auctioneer at Place, Peter Burgin, said the rise in activity reflects a broader sense of stability and optimism returning to the market.
“Buyers and sellers are no longer clouded by school holidays, public holidays, or the federal election. There’s growing positivity around the forecast of stable interest rates,” Burgin said.
“The conversation has shifted to Brisbane’s outlook including prosperity, growth and migration, which will play a big role in underpinning our market.”
Bidder numbers have also strengthened, with Place reporting an average of four registered bidders per property – a key indicator of healthy competition and buyer confidence.
Place has identified the top 10 Brisbane suburbs by auction volume so far in 2025, with Camp Hill, Sunnybank Hills and Paddington leading the list, followed by Calamvale, Wynnum, New Farm, Bardon, West End, Hendra and Indooroopilly.
The data comes ahead of Place’s upcoming The Autumn Day event, running from 21–25 May, which will see more than 100 properties auctioned across Greater Brisbane in a five-day campaign.
“Place is recording twice as many auctions in May compared to April, as the market regains momentum following the disruption of public holidays and the federal election,” Burgin added.
“We’ve seen a positive rise in bidder numbers, with an average of four per property, strong prices under the hammer, and serious competition returning. That’s exactly the kind of energy we want leading into an event like Place’s The Autumn Day.”
With confidence rebounding and listing numbers on the rise, Place’s figures suggest Brisbane’s market is poised for a strong performance heading into winter.
