National auction volume has fallen over the past week, with sales clearance rates hitting their lowest point of 2025, according to Cotality.
The Property Market Indicator Summary found that the number of auctions held this past week fell by 8.1 per cent across the combined capitals, with another volume decline expected to follow, before reducing to almost zero until mid-January.
The clearance rate also fell over the past week, dropping 80 basis points to 62.7 per cent, marking its lowest point since December 2024.
While the data appears to be following regular seasonal trends, Cotality said the easing of auction clearance rates can be linked to market conditions, with its Home Value Index showing that price growth has slowed in December, particularly across major markets.
Over the past four weeks, Melbourne’s growth rate has slowed to 0.1 per cent, while Sydney’s has completely levelled out, showing no change in values.
Melbourne led the volume of auctions last week, with 1,474 homes going under the hammer in the Victorian capital, down 8.8 per cent on the previous week.
Despite the national trend of falling clearance rates, Melbourne’s actually increased compared to last week, climbing from 65.5 to 65.7 per cent.
Sydney’s auction volume took a significant hit this past week, dropping by more than 11 per cent to 966 properties going to market, with a clearance rate of just 58.1 per cent.
Brisbane hosted 184 auctions over the past week, two more than the week prior, with a clearance rate of 60.3 per cent.
In South Australia, Adelaide saw 153 homes go under the hammer, marking a five per cent drop from the week before, while the clearance rate fell by 1.2 per cent to 69.7 per cent.
Canberra reported the most significant positive volume jump, climbing 24.5 per cent as the nation’s capital hosted 137 auctions over the past week, with a clearance rate of 59.6 per cent.
Perth hosted just 18 auctions, with 46.2 per cent of results positive, while Tasmania held no auctions.
