Top performing Ray White agent Josh Tesolin banned for 10 years in explosive ruling

Top-selling Ray White agent Josh Tesolin has been hit with a staggering 10-year ban, as NSW Fair Trading cracks down following a major investigation into the Ray White Quakers Hill office.

NSW Fair Trading has cancelled the Class 1 real estate licence of Josh Tesolin, handing down a 10-year disqualification on the former high-performing Ray White agent.

The decision, published on the regulator’s “Name and Shame” register, also includes fines of $11,000 against Tesolin and $22,000 against his business, Tesolin Consulting Pty Ltd.

 
 

The findings were first revealed by the Sydney Morning Herald.

The case centres on the Ray White Quakers Hill office, where investigations uncovered what authorities allege was “serious and repeated” misconduct across more than 100 property transactions.

Among the serious allegations: systematic underquoting, dummy bidding, falsified documentation, and the use of high-pressure sales tactics.

At the Ray White NSW/ACT awards in September 2024, Tesolin was crowned top city and top international principal, as well as the top city auction agent. He was also recognised for setting an individual record for settled commission in 2023/24.

His dominance extended beyond the franchise network, having been rated the #1 agent five times by RateMyAgent.

NSW Fair Trading first moved against Tesolin in August 2025, issuing a 120-day suspension. That suspension was extended by a further 120 days in December as the probe continued.

Details of the raft of new announcements were confirmed via NSW Fair Trading, including on the new ‘Name and Shame’ register.

The new “Name and Shame” register, introduced by NSW Fair Trading, enables consumers to search for an agent or property manager and see any marks against their record, including fines, suspensions, or licence cancellations.

Announced in January, NSW's “Name and Shame” list initiative followed a busy financial year for NSW Fair Trading, which completed 500 investigations and 300 inspections, resulting in 300 penalty notices worth more than $430,000.
