As changing market conditions reshape investor decisions, a buyer’s agency has rebranded to reflect its growing focus on long-term investment strategies and commercial portfolio building.
Kev Tran Group has become KTG Property Advisory as the business enters its next phase of growth, placing greater emphasis on long-term investment strategies and commercial portfolio building.
KTG Property Advisory founder Kev Tran said the rebranding better reflected the direction the business had taken since launching in 2024.
Tran said the change followed an evolution in the agency’s work, with clients increasingly seeking guidance on their broader investment plans rather than assistance with a single acquisition.
"When I started the business, it was a team of three, and the brand was deliberately low-key," Tran told REB.
"Over time, the work has become much more about long-term strategy and advice than one-off purchases. The new name reflects that," he said.
Over the past two years, Tran said the agency’s work has extended to supporting clients beyond settlement, including reviewing existing portfolios and helping them determine their next steps.
He said many investors were increasingly seeking reassurance as market conditions shifted, with many markets experiencing a lull or slight correction after strong growth.
"We’ve been busy through the SMSF rush, and many clients want more reassurance than they used to. Our job is to help them through the market while they keep building their portfolios, not to push transactions," he said.
In some cases, Tran said the agency advised clients to delay buying if another purchase would put pressure on their cash flow or borrowing capacity.
"In many cases, our advice is to hold off buying altogether and be more defensive until someone’s circumstances support the next step. That isn’t the answer people expect from a buyer’s agent, but it’s why clients keep coming back," Tran said.
The agency also worked with clients looking to move from residential property into commercial assets as their portfolios matured.
Tran said its strategies often involved building equity through a residential portfolio before transitioning into commercial property to generate income.
"Most investors can’t stay in residential forever if they want to retire on the income. So we build the equity first with a smart, lean residential portfolio, then move into commercial when the client needs the cash flow," he said.
The commercial advisory work included assessing local economic conditions, tenant demand and the financial strength of prospective tenants.
Tran said the agency also encouraged investors to consider assets with broad tenant appeal, including industrial warehouses, and undertake due diligence on lease arrangements and tenant guarantees.
The business works alongside clients’ financial advisers, accountants and mortgage brokers to align property decisions with their broader financial plans.
"Property is only one part of someone’s wealth. We get the best results when the client’s adviser, accountant, broker and our team are all working from the same plan," Tran said.
Despite the branding change, the agency’s ownership, leadership and client relationships remained unchanged.
"Nothing else has changed. It’s the same business, the same leadership and the same standards," Tran said.
