New study finds females dominate in ACT and NSW

Female agents in the ACT and NSW are bucking the gender trend, beating their male counterparts in listings exceeding $1 million, a survey has found.

In the ACT, female agents’ $1 million-plus listings were 6 per cent greater than their share of the agent population, while the number was 1 per cent in NSW.

In all other states and territories, male real estate agents were disproportionately represented in listings over $1 million the study by real estate data portal PropertyNerd revealed.

PropertyNerd CEO, David Forbes, said he was surprised by the results for the ACT and NSW.

“Due to the industry being historically dominated by men, we expected a uniform trend across the country showing the dominance of males for properties over $1 million,” Mr Forbes said.

It may be that the dominance doesn’t show up in Sydney due to higher average prices but that doesn’t explain the ACT’s dramatically different figures. We will have to leave it to others to explain why it is that the ACT is so different.” 

In the Northern Territory, male agents had the most disproportionate share of $1 million-plus listings, 19 per cent greater than their share of the agent population.

Tasmania and Victoria were next with 7 per cent and 3 per cent margins respectively.

The margins were slimmer in Queensland and WA, at 2 per cent and 1 per cent respectively.

South Australia showed no difference between males and females compared to their respective shares of the agent population.

The study also revealed other things about the gender make-up of the industry.

Victoria had the highest level of male dominance with 72.5 per cent, while the NT was the most egalitarian with men only accounting for 53.7 per cent of the agent population.

Western Australia was the most well served, with the population enjoying 114 sales agents for every 100,000 head of population, while the ACT had the smallest concentration with only 56 sales agents per 100,000 people.

The study also showed that male dominance in the industry was more pronounced in the capital cities than regional areas.

The study provided a comprehensive breakdown of the real estate agent industry by gender. Unlike ABS studies and past surveys which included property managers and commercial real estate agents, the PropertyNerd report was confined to real estate agents who advertised residential properties in 2016.

It was also confined to advertisements that included the agent’s name. It was then classified according to whether the given name was male, female or neutral. Neutral names were classified based on the agent’s image where possible.
