Lose the fear and show some leadership: industry leader

Property managers have been urged to show leadership in their day-to-day work to minimise the stress of the job.

Ewan Morton, managing director at leading independent agents Morton & Morton, said one of the key areas property managers have to work on is their leadership skills.

Mr Morton, who will discuss leadership skills at the Real Estate institute of Victoria conference next month, said there is a fear among both property managers and landlords to show leadership in order to resolve situations.

"One of the big areas we can work on as an industry is people's leadership skills, whether it’s leadership of themselves or leadership of their clients,” Mr Morton told Residential Property Manager.

"It’s about getting a client to do what they need to do faster and doing it in such a way that it minimises the stress for you as a property manager."

Mr Morton said an example would be when an owner insists on asking for a certain rent, which the property manager knows is too much and knows they’re not going to get.

“You know this, that the owner is going to lose rent, but you're also under pressure from them to get a result,” he said.

“It’s about being able to have good conversations and being able to lead an owner to make a decision that’s in their interest … which isn’t you telling them what to do,” he added.

Mr Morton said leadership skills in property management are actually about getting people to do what you know is in their best interest, but they actually don't want to do it.

"There’s a lot of that in property management," he said. "Leadership is about communicating with an owner so they can make a conclusion that’s correct.”
