Claims dominating women make up the bulk of the property management industry have been hotly debated, with many current property managers stating men are breaking into the field more frequently that in the past.
Some property managers believe certain female personalities offer the right traits for a property manager, which include high-prioritisation, time/task management and a high level of accuracy and attention to detail.
Jam Property managing director Loretta Morgan said property management has always been dominated by females.
“I think because it was seen to be a job for the Mrs in a husband and wife team or the administration/secretarial work was left to the ladies,” she told Residential Property Manager.
“We are seeing more and more males come into property management as it gains momentum and popularity and builds status.
“Property management is now seen to be a very integral part of any real estate business - the tables are turning and we are seeing this as more and more of a career choice,” she added.
Also speaking to Residential Property Manager, Property Management HQ director Kelley-Ann Seaton said she has had a male team member in the past but currently has an all-female team.
“Whilst networking within our profession at conferences, events and training, I will acknowledge that I have noticed there are more men today than there were 15 years ago,” she said.
“Most of these men are either principals or real estate trainers, but I do feel quite a few younger generation male property managers are coming through.”
However, Leading Property Managers of Australia (LPMA) director Darren Hunter said in his training sessions he has seen no pattern of more males entering the property management space.
“I am seeing the over-dominant female mix and it has been there a very long time and I can’t see that changing,” he told Residential Property Manager.
“There is 90-95 per cent of women in property management - few industries out there are either male dominated or female dominated, but property management is one of them.”
Mr Hunter said in property management there is a high level of task juggling.
“So high prioritisation skills are required [and] good time and task management skills,” he said.
“When it comes to that type of multi-tasking it appears that women have the psychological make-up to deal with that as opposed to men, who perhaps can only manage a limited amount of tasks in that manner.
“They also need a high level of accuracy and attention to detail.
“Although we live in this world where there are equal opportunities, it just appears the actual structure and make-up of property management is more suited to the psychological make-up of the female instead of the male – in general,” he added.
