Property management equals profits for new CEO

A new franchise boss is such a strong believer in uniting sales and property management that she has created an academy to bridge the divide.

Hodges chief executive Carmel Baker told RPM that many people in the industry make the mistake of undervaluing property management.

“I think the most successful offices are the ones that have a director in property management and director in sales. I think that’s a model that needs further investigation and further support,” she said.

Ms Baker, who was appointed in September, said the 12-office Melbourne franchise is starting a training regime called Hodges Academy for staff in sales, sales support, property management and administration.

“I think that highlights a passion that I have in that these businesses need to run as one complete unit and not as two separate divisions, sales and property management,” she said.

“They have so much benefit that they can gain as businesses when they work as a collective team rather than two individual departments, and there is so much benefit that can be made from a profit perspective and a learning perspective when you cross-pollinate those two divisions.”

According to Ms Baker, bridging the divide between sales and property management is vital since it helps agencies deliver better customer service.

“At the end of the day, we’re all dealing with the same customers whether you sold the person a home or you’re managing the day-to-day running of their property, so we need to combine those teams in a more solid way.”
