McGrath makes mountains move

A new Lower Blue Mountains office will aim to leverage on the post-pandemic transformation currently happening at “the foot of the mountains”.

McGrath Estate Agents is backing the office, which has agent and auctioneer Brad Cole at the helm.

The two-decade industry veteran highlights that the post-pandemic transformation has led to increased demand and strong price growth within the area, driven largely by the younger demographic, as well as tradespeople, teachers and other professionals taking advantage of flexible work arrangements.

He has outlined that since the pandemic began, “enquiry throughout the Lower Blue Mountains has come from younger buyers who are leaving the city, cashed up and competing in a tightly held market which is also exposed to historically low interest rates”.

The higher competition has ultimately resulted in some high-end acreage in the region fetching above $2 million, the director said.

“You simply weren’t getting anywhere near those prices when I opened up here over a decade ago… There’s indeed been some massive price results of late,” he said.

Mr Cole’s new venture comes more than a decade after several stints in sales and his first directorship under the independent agency Lister & Cole.

Looking ahead, the director looks forward to providing “unmatched service” to his clients as they work to maximise the opportunities in the growing market of Lower Blue Mountains.

The office will service Faulconbridge in the West to Emu Plains in the East, Winmalle in the North to Blaxland in the South.

“In such tightly held markets, it’s so important to demonstrate your value and service in the real estate journey. Sellers and buyers want to feel as though they’re the only person in your life,” Mr Cole said.

McGrath Estate Agents head of franchise network Christopher Mourd has expressed his support for the team behind the new office, and recognises the new office as leading the network’s regional expansion.

Not only does the Lower Blue Mountains offer a lifestyle characterised by “large allotments and acreage within family-orientated villages that boast great retail amenities, cafés, schools and a true community atmosphere”, the area also features rail connectivity to the commercial hubs of Penrith and the CBD.
