The network’s expansion momentum continues with its third office opening of the new year.

Laing+Simmons Rouse Hill – Box Hill follows Balmain and Randwick as the newest offices to fall under the network’s umbrella. Raj Mangat assumes the role of office principal at the new shopfront, to be joined by Anoop Dhir, Varun Sharma, and Sean Grover.

One of the quickest-growing areas in Sydney, Box Hill has benefited from the construction or ongoing construction of 9,600 homes over the last decade, according to the NSW government department of planning and infrastructure. That number is part of the 70,000 dwellings expected in the wider north-west growth corridor over the same period.

Mr Mangat explained that the year ahead is “shaping up as pivotal for the local market.” He said this is due to “prevailing caution from both vendors and buyers on account of the interest rate uncertainty.”

“However, there are also new land opportunities on offer and people with loan approvals in place with the need to buy,” he added.

“We are expecting steady transactional activity in the first quarter with the potential for a busy year ahead, once there is greater clarity on where interest rates will land and the election is decided,” Mr Mangat said.

He detailed his team’s plan to leverage the back-end support offered by Laing+Simmons to ensure they are firmly positioned for growth in the near and distant future, adding that the office is looking to add sales and office administration recruits to its stock.

Harriet Saunders, Laing+Simmons head of growth and development, labelled the Rouse Hill – Box Hill outfit as an important cog for the network given its position in a “well-located area of western Sydney primed for growth over the long term on the back of fundamentals such as population growth and infrastructure investments.”

“We are excited to welcome Raj and his team to the Laing+Simmons family, and to have our brand represented in this important market with quality, passionate, and proven local operators,” she said.

In the year ahead, Ms Saunders revealed the network is expecting “accelerated growth” off the back of an increasing number of real estate operators looking to harness the brand’s systems and support.
