As investor activity starts to pick up and first home buyers enter the market, property expert Arjun Paliwal shares his knowledge to help everyday Australians jumpstart their investment journey.

Recent data has shown that confidence has returned to the Australian property market in late 2025, driven by rate cuts and policy changes; yet many Australians still wonder if their investment decisions are correct.

According to the CEO and head of research at InvestorKit, Arjun Paliwal, investors often have difficulties cutting through the noise and understanding the market.

 
 

To bring some clarity into the mass of opinions, predictions, and hype, Paliwal is launching a new book, Driving the Data: How You Can Dream, Buy and Thrive in the Property Market, drawing on his personal experience.

I wanted to create something that helps people cut through it all, understand what really drives property performance, and build their wealth using logic and research instead of emotion or incorrect assumptions.”

Over the years, Paliwal has built a $20M personal portfolio, as well as helping clients acquire more than $1B worth of property through InvestorKit.

Paliwal said the book distils over a decade of experience in property investing using data-driven strategies, proven methods, and real-world insights for long-term wealth.

“If you want to build wealth that lasts, you need to learn how to drive the data instead of following the crowd.”

Throughout the chapters, Paliwal explores key concepts, from analysing supply and demand to understanding investor psychology and distinguishing short-term market fluctuations from long-term fundamentals.

The book also helps debunk common myths, showing that labels like “blue-chip” are largely marketing buzzwords and that markets don’t follow predictable cycles, but can be understood through phases like early adopter, hotspot, and second-wind.

Paliwal also highlights the investment “sweet spot” where healthy cash flow meets solid capital growth, and challenging assumptions about property type and inspections.

He said that ultimately, data-driven strategies can outperform traditional approaches.

“Whether you’re a first-time buyer, a seasoned investor, or someone simply curious about how Australia’s housing system really works, this book gives you the tools to make decisions based on evidence, not emotion,” Paliwal concluded.
