One of Brisbane’s top inner-south agents is quietly proving that the skills honed in construction management can translate directly into stronger sales and auction outcomes.

After six years overseeing marketing, operations and business expansion across Queensland, Andrey Makhanyok has brought a project-management mindset into residential real estate, reshaping how campaigns are run across Holland Park and Holland Park West.

Now part of the award-winning Hicks Team at Place Camp Hill, an office within the brand’s One Group, Andrey says the transition wasn’t about changing industries but applying proven systems in a new environment.

“My background was never really about construction materials,” he said.

“It was about scaling projects, building relationships, growing a brand, and managing operations with discipline. Once I realised that, the shift into real estate felt natural.”

That operational discipline has become a defining feature of Andrey’s approach to sales.

Drawing on construction-style milestones, compliance checks and structured communication, he runs campaigns with a level of precision more commonly seen in large-scale developments.

“Nothing succeeds without structure,” he said. “Every step has a purpose. Nothing is left to chance.”

According to Shane Hicks, that mindset has had a clear impact on results across both sales and auction campaigns.

“Andrey treats every campaign like a project with a clear execution plan and that level of preparation creates confidence for sellers and buyers, and it’s a big reason our results remain consistent in tightly held suburbs like Holland Park,” he said.
Andrey’s momentum in Holland Park and Holland Park West has been driven less by volume prospecting and more by execution on the ground.

“When I started in real estate, I focused on doing exceptional work for every seller,” he said.

“Once locals saw the results and the depth of qualified buyers we were attracting, momentum followed.”

A key strategy has been leveraging buyer movement from neighbouring suburbs like Camp Hill, where price pressure can push buyers slightly further out in search of value.

“Many buyers start in Camp Hill and end up purchasing in Holland Park,” he said.

“Understanding that shift allows us to position properties strategically rather than generically.”

Looking ahead, Andrey says his focus is on long-term trust and transparency.

“I strive to be known for being direct, transparent and clear with both buyers and sellers,” he said.

“That consistency is what drives strong outcomes on both sides of the transaction.”
