REA bets on AI assistance to bolster property search

REA is doubling down on AI with five new features for its platform, in its bid to help agents create more engaging listings and allow property seekers to search more efficiently.

Realestate.com.au will launch a showcase to demonstrate five new AI features, supporting buyers and helping agents win more listings while selling properties faster.

The company said property search was becoming smarter, listings were getting richer and more immersive, and the way buyers made property decisions was changing.

 
 

“The NextGen Now product suite meets the evolving needs and behaviours of Australians, leveraging AI and immersive content to help buyers seamlessly find their next home,” REA said.

The showcase will include a new AI Assistant feature, which was fully rolled out to members last week, giving users an intelligent search experience linked to REA’s proprietary data.

Through this function, property seekers can discover listings, check affordability, evaluate, and compare homes.

Additionally, another feature is CampaignAssist, a tool that uses PropTrack-powered Automated Valuation Model (AVM) data to provide agents with recommendations to boost the performance of a listing.

Further, AI Search allows property seekers to search on the platform using ordinary, conversational keywords, with the option of toggling to traditional search criteria filters.

Meanwhile, the platform’s iGUIDE property tours enable detailed, interactive 3D tours and floorplans that help buyers assess layout and flow before they attend inspections.

Finally, Property Walkthrough Reels allow for short, video tours to take buyers through properties, ultimately driving engagement with listings and encouraging action.

According to realestate.com.au, early research showed how Aussies were using AI search to search for property, highlighting the opportunities agents had to ensure their listings are AI-ready.

The research showed Australians were prioritising how they wanted to live over location, with 59 per cent of AI search sessions starting broadly as buyers focused on lifestyle goals before narrowing to specific suburbs.

It also showed purchasers liked to limit their travelling time, with 32 per cent of AI searches including a commute and travel radius, and 18 per cent specifying an exact travel time.

Further, it said that buyers were articulating their ideal home in their own words, with 40 per cent of AI searches asking about architectural style, aesthetic, property condition or renovation potential.

REA Group chief product officer, Jonathan Swift, said the findings showed that people engaging with intelligent search functions were more descriptive about their property objectives.

“Insights gained from this detail enable us to better meet consumer needs and ultimately help us connect our customers with high-quality leads,” he said.

“The suite of NextGen Now products and features is designed to make it easier for agents to create immersive, AI-ready listings that speak the same language buyers are using in their search, helping them find the right property faster.”
