Gun property management BDM smashes mould

Property managers must be more proactive in their search for new business, an award-winning business development manager (BDM) has said.

“I am trying to break the mould in property management,” Deniz Yusuf, the recently announced winner of the Leading Property Managers of Australia (LPMA) Award for Excellence in Business Development, told Real Estate Business.

“In today’s market I have found a trend of people who want quality over quantity. They are demanding it,” he added.

Over the last year Mr Yusuf, from Integrity Real Estate in Nowra, NSW, signed up 237 new managements, at a 91 per cent success rate, with 93 per cent being at full fees.

“I still can’t believe that the experts in the real estate sector have given me this award,” he said.

“It is always nice getting a pat on the back from your boss, but when the leaders in property management recognise that you do a great job, it really is something special.”

Bob Walters,executive director of LPMA, said this year's awards attracted an array of strong companies.

"This year's LPMA Awards featured a record number of entries from all over Australia, both large businesses and small ones," he said.

"LPMA Awards are now very keenly contested between members as winners have the opportunity to obtain a marketing edge over their competitors."

According to Mr Yusuf, he achieved his outstanding results by implementing a number of successful growth strategies. These included extensive use of a contact management system, attendance at auctions and investor seminars, newspaper advertising, newsletters, getting 'For Lease' signs at all properties, continually adding points of difference in comparison to rival agencies through online applications/booking systems and video technology, constant training and skills development, and client referral systems.

“One of the most significant strategies I’ve implemented would definitely be the investor support I offer,” he said.

“I attend auctions and speak to investors before they have even bought a property."

“Investors like to know what kind of tenant and return they will receive from their investment. Many don’t even realise they can speak to me first, it’s all about changing the norm.”

The LPMA Gala Awards were held as part of the professional body's annual Forum, which was held at Jupiter’s Casino on the Gold Coast last week. The event attracted over 400 industry professionals from across the country.

Excellence in Customer Service Award-  Doyle Spillane, Dee Why, NSW

Excellence in Corporate Support- Lee Gimbrere from Harris Property Management, Adelaide, SA

Rising Star- James Francis from DJ Stringer Property Services, Gold Coast, Qld

Property Manager of the Year-  Peter Treacy from Harris Property Management, Adelaide, SA

Property Management Company of the Year- Hodges Prahran, Melbourne, Vic

Also on the night Lee Gimbrere, from Harris Property Management in South Australia, was inducted into the LPMA Hall of Fame.
