Aussie agents rank high in RE/MAX Top 100

Australian agents have been well represented in RE/MAX’s latest International Top 100 agents list.

Eight Australian agents ranked in the top half of the list, including Michelle Rodgers of RE/MAX Advantage in Manly, Queensland who was ranked sixth across the entire RE/MAX International Group.

The list was based on residential commissions earned between January and March of 2012.

Michael Spillane, from RE/MAX Northern Realty in Albany Creek, in northern Brisbane, who finished in 13th place, said although there has been tough times in the real estate industry of late, this has opened the door for agents to get clever about the way they market themselves and the service they provide.

“There’s no question that in south east Queensland, and from my understanding, most parts of Australia, the numbers of properties for sale over the past 12 months has clearly outweighed the number of buyers in the market,” he told Real Estate Business.

“Gone are days of placing a ‘For Sale’ sign in the front yard, taking a few photos, jotting down a few bullet points about the home in an online advert and expecting the buyers to come charging through the front door.”

Instead, meticulous attention needs to be paid to the home's presentation, marketing strategy and method of sale in order to achieve the best price from a buyer, he said.

“It’s vitally important for agents to understand the buying demographic and have a clearly defined arsenal of effective strategies to implement, thus pro-actively achieve the best possible outcome,” he said.

“We’ve had some success in the recent times and we attribute much of our new business to our online customer touch points and effective e-marketing initiatives, and our ability to capitalise on a significant referral base from our happy clients.”

Mr Spillane said his impressive commission result was largely the result of a steady referral business.

“If an agent focuses more on obtaining the highest possible price for a home rather than just selling it to fatten their wallets, there will never be a shortage of referrals in the pipeline,” he said.

“Our last 25 sales have been sold for exactly 100.22 per cent of the original list prices and there’s no better way to increase your business than achieve results like these when most agents are floundering.”

Agents from Israel, Germany, the Cayman Islands and Switzerland made up the top five rankings on the list. The list excludes associates from the US and Canada.
