Fmr sales agent wins award for rent roll growth

Strict targets and a strong sales approach has helped one former sales agent to quickly build a solid rent roll, with more landlords on the way.

According to the 2012 Starr Partners Rising Starr Award winner Martin Fliedner, it's his background in sales, with its strict target-focused deadlines, that has helped him prospect for potential landlords and tenants.

In just eight months Mr Fliedner has grown the rent roll of Starr Partners Ryde from zero to 40 properties under management. While modest when compared to some of the bigger rent rolls at other offices, it was his ability to generate new properties under management using sales tactics that helped him win an award recently.

“I started from scratch; I had never undertaken property management before but had a sales background, so I used what I learnt from my time in that side of the business and employed it in the property management side,” Mr Fliedner told Real Estate Business.

“I really do believe no one else out there is doing what we are doing.”

According to Mr Fliedner, his farming area stretches as far as Penrith, in the far western suburbs of Sydney, through to Manly, on the city's northern beaches.

“I don’t say no to a property,” he said. “If I know I can do the job and the client wants me to look after the property I am not going to say no because of boundaries.

“I find a lot of my properties through networking with investors and staying front of mind with them,” he said.

“The directors are strict on numbers too. My target is to sign up 10 properties a month and lease seven of those.”

Mr Fliedner, who was awarded the Rising Starr Award (Property Management) at last month’s Starr Partners 2012 Annual Real Estate Awards, said he was humbled by the award win.

“It was a privilege to be given the award,” he said. “It is good to see all the hard work is paying off.”

Over 300 people converged on the Waterview Convention Centre in Olympic Park to celebrate the Sydney-based company's night of nights.

According to Starr Partners CEO, Douglas Driscoll, the event was a huge success with young agents dominating the podium.

“It was a rip-roaring success - the feedback was extremely positive," he said. "It was a very dynamic event this year with a contemporary flavor."

“It’s important to recognize and reward all the hard work and commitment, and show the staff that we appreciate them. Events such as these are also morale boosting and help improve camaraderie.

“It was really interesting to see the next generation starting to emerge," he continued. "It was noticeable that the average age of the attendees was lower than last year, and even more encouraging was the average age of the award recipients. We have some brilliant young staff coming through the ranks and I’m confident that the future of Starr Partners is in safe hands.”
