Vacant land in south Perth to drive growth

An abundance of vacant land has led one principal to believe his suburb will grow faster than any other metro area in Western Australia in 2014.

According to Realmark Complete director Craig Abbott, Perth’s southern corridor is expected to ‘boom’ this year thanks to several factors.

“When you consider the entire metropolitan area, the suburbs along the freeway from Kwinana to Mandurah are one of the few areas with considerable land still available for development,” Mr Abbott said.

“Combine this with a relatively close proximity to the city, access to infrastructure, transport and lifestyle options, and everything points to the southern corridor growing faster than any other area in or around Perth over the next 12 months.”

Mr Abbott said the varied nature of the local property market in Rockingham and surrounding suburbs ensured a diverse mix of buyers.

“Obviously there is a large number of first home buyers who target the affordable house and land packages in growing suburbs like Baldivis,” he said. “But in overall terms, the southern corridor attracts a broad demographic of buyers.

“There’s strong sales in the mid-price range, which indicates activity in the trade-up buyer's sector. There’s also an attractive range of high-end properties, while strong rental yields are continuing to attract investment buyers. 

“All these factors indicate to me that market activity will be particularly strong in 2014, and that’s a really positive thing for anyone with property in the southern suburbs.”
