Friday Funnies: Trouble selling a home? Make a music video

While some agents still debate the merits of video listings, one agent is seeing results by producing everything from music videos to classic movie and TV show tributes.

South Australian sales agent Andrew Kyriacou from MichaelKris Real Estate has spent a little over a year perfecting his art.

“I started in 2011, and after my first year I thought ‘What is going to be my next step to make a mark in the industry?’, and I thought about video," he said.

“I thought 'I’m a crazy kind of guy, so why not use that to make myself and the property standout'. So I decided to give it a crack and if it works it works, if it doesn’t it doesn’t.”

With his average video generating around 1,000 views Mr Kyriacou said it’s all about trying something different and having fun.

“If you're passionate and confident about it and you show results then why not do something different? It’s all about infotainment – emphasising the benefits of the property in an entertaining fashion. That will always stand out more than an agent talking in front of a house,” he said.

While a typical listing video from other agents on YouTube will be lucky to generate a hundred hits, Mr Kyriacou’s best has 47,000 views, and made national news headlines on TV and radio.

“It’s all about driving traffic to the listing because the genuine buyer who’s sitting at their desk doesn’t know that the other 900 views before them weren’t from other genuine buyers. It’s creating a perception of a busy market," he said.

“The rap video had 40,000 views in less than two weeks and we were interviewed by Channel Ten News, ABC radio and Today Tonight.

“That property was a nightmare, there was a divorce happening and the house was unfinished and I still managed to sell it in less than 30 days.”

Of course, with fame comes a heavy burden, and Mr Kyriacou claims there are a lot of critics of his work.

“I cop a lot of flak sometimes," he said. "A lot of my competition complain all the time, telling me 'What do you think you’re doing Andrew, you’re a real estate agent not a f-----g actor’.”

But as long as he’s getting results by dressing up as Mr Bean, Charlie Chaplin, Sherlock or Mario, we can expect to see many more videos.

“I’ve got a list of things we haven’t done yet and we’re working on something massive, we’re just waiting for the right property. But I’m going to keep that under wraps for now,” he said.
