Agent wins listing from clever vendor

Sometimes agents are shrewd enough to bundle multiple properties together into one big sale – and sometimes vendors make it happen.

Colliers International is handling one such sale in the Melbourne suburb of Camberwell, after the vendor acquired six adjacent residential lots over 20 years to create a site covering 4,282 square metres.

The site has an approved permit for a four-storey building, comprising 80 dwellings, 101 car spaces and a net saleable area of 5,357 square metres, according to agent Trent Hobart.

“The affluent suburb of Camberwell is a sought-after proposition for residential developers and occupiers alike,” he said.

“The opportunity to purchase a permitted site in such a prime residential location, surrounded by rich parkland, makes this site unique.”

Expressions of interest are due by 16 September. Camberwell has a median house price of $1.7 million and a median unit price of $695,000, according to CoreLogic RP Data.

Sydney agent Adam Hughes recently persuaded six vendors to bundle their home into a single 3,700 square-metre site.
