Agent double dips commission after impressing buyer

A forward-thinking agent has reaped the benefits of selling a property twice in 18 months by acting as a trusted adviser.

After remaining in regular contact with the original buyer, Noel Jones Real Estate senior property consultant David Smith sold the five-bedroom house in Melbourne’s Balwyn North by providing strong results and consistent service.

“Over that time, I had built up a bit of a relationship with the buyer and he liked how I dealt with him during the first purchase of the land,” he told REB.

“He had another house up for sale in Balwyn North, which was quite similar, and we sold that one prior to it going to auction.”

According to Mr Smith, the vendor was impressed with the result and offered him the opportunity to sell the redeveloped home due to his local market knowledge.

“I kept in touch with him and kept supplying him with information on what was happening in the area and he appreciated that,” he said.

Mr Smith had positioned himself as a trusted adviser, working with the vendor as the property was being rebuilt.

“He asked me some questions on what buyers are looking for, what kind of layout suited buyers and what sort of market we’d be targeting,” he said.

“I gave him some opinions on that, which he took into account and factored in to the final design.”

According to Mr Smith, the property hit the market while developers were putting the final touches on the property, which is why his agency used a 3D virtual tour for marketing the home.

“The buyers initially viewed the home that way and were able to see room sizes and take a proper walk-through of the home. That impressed them enough to come to the home and take a look.”
