Digital tool finds tenant quickly despite 4,000km distance difference

A Raine & Horne digital listing tool has enabled a couple working in the Northern Territory to find a tenant for their investment property, located a remarkable 4,000 kilometres away on the Central Coast of NSW.

Head of property management at Raine & Horne Gosford, Katie Tilden Bingham, used appraisal and listing application Digikit to create a tailored presentation for a married couple in the Northern Territory, Peter and Rachel Crossan, to manage their vacant investment property in Niagara Park on the Central Coast of NSW.

“Peter and Rachel plan to retire to the Central Coast and the Niagara Park property is part of their long-term plans,” she said.

“However, the vacant investment property was on the market with another agent, who advised the landlords the entire house needed renovations to attract a tenant.

The Crossans had also been left out of pocket when the previous tenants were refunded their deposit without properly cleaning the property.”

Mrs Tilden Bingham said that it was a “serious” challenge to co-ordinate a meeting with the Crossans as they are busy parents, who also work different night shifts in the mines.

“I obviously couldn’t meet with the landlords face-to-face, given their location, so thanks to Digikit I was able to provide a professional and polished listing presentation from the comfort of our office,” she said. 

Mrs Tilden Bingham said the platform provided real-time market analytics and feedback.

“Digikit also utilises data from our web-based CRM technology as well as information from CoreLogic to build statistics and comparable property reports,” she said. 

“Long story short, we saw the charm in the property, suggested a few minor repairs, and rented it quickly for $450 a week. This rent was higher than the original asking price.”

Mrs Tilden Bingham said Mr and Mrs Crossan were pleased with the result, writing in an online testimonial: “Since being with Raine & Horne we have had great communication and there is always someone available when we contact them. We were able to fix the damage and get tenants in pretty much straight away.”
