Auction activity surges ahead of King’s Birthday long weekend

While auction activity reached near-year highs in the week ending 1 June 2025, capital city volumes are set to decline in the coming weeks due to the upcoming long weekend in six of Australia’s jurisdictions.

Cotality’s latest Property Market Indicator Summary showed that nationwide, 2,962 properties were auctioned off in the week ending 1 June 2025, marking the second-highest volume of auctions so far this year.

The preliminary auction clearance rate slipped a little with the higher auction volume with 70 per cent of successful auctions last week, registering slightly lower than the early rate of 71.3 per cent recorded in the week ending 25 May 2025.

Across the capital cities, Melbourne led in auction volume last week with 1,547 homes under the hammer marking the highest volume of auctions since the last week of October 2024 when 1,675 homes went to auction.

Melbourne’s preliminary clearance rate last week registered at 72.4 per cent, down from the 73.7 per cent recorded in the week of 25 May 2025, but marked the fifth consecutive week where clearance rate held above the 70 per cent mark.

Sydney’s auction volume also surged last week with 1,062 auctions in the week ending 1 June 2025 marking the city’s third-highest volume of auctions over the year to date.

However, Sydney recorded a week-on-week decline in auction success rate, with last week’s preliminary clearance rate of 69.9 per cent falling from the 72.2 per cent recorded during the week ending 25 May 2025.

In the smaller capital cities, Brisbane saw the most auction activity with 153 homes that went under the hammer notching up a preliminary clearance rate of 64.9 per cent.

Adelaide hosted 115 auctions last week and returned a preliminary clearance rate of 55.4 per cent, notably the city’s lowest preliminary clearance rate since November 2020.

Of the 73 homes taken to market across the ACT, 56.1 per cent have returned a positive result so far, marking a sizeable decrease from the 61.1 per cent recorded the week prior.

The results for nine of Perth’s 11 auctions have been revealed, of which only six houses were successfully sold in the week ending 1 June 2025.

In Tasmania, the one home taken to auction during the week ending 1 June 2025 was passed in.

With the King’s Birthday long weekend in six of Australia’s jurisdictions occurring next week, Cotality is forecasting the auction volumes to be halved to around 1,330 in the week ending 8 June 2025, before rising to around 2,000 the following week.
