Australia’s real estate industry is no stranger to innovation, but Adrian Bo’s latest venture might just redefine how agents are trained and mentored.
Bo, one of Australia’s most recognisable auctioneers and coaches, has launched a virtual AI version of himself, “Adrian Bo’s AI Performance Partner”, a natural language tool designed to simulate his distinctive coaching style.
Unlike other AI chatbots in the business world, this digital assistant doesn’t wait for typed prompts or generic FAQs. Instead, it offers real-time, voice-based interaction – a feature Bo believes mirrors the rhythm of a true coaching session.
“It’s a true voice experience,” Bo said. “Agents simply speak their question, and the AI coach responds immediately via voice. There’s no typing and no waiting, just a natural, conversational back and forth – just like a real coaching call.”
The launch comes amid a surge in AI applications across the industry, as professionals seek ways to streamline workflows and scale expertise. But while AI has become a buzzword in marketing departments and CRM platforms, Bo explains that his approach is deeply personal.
The AI model underpinning Performance Partner isn’t built on open data or general training sets. Rather, it’s trained exclusively on Bo’s own materials: decades of scripts, training seminars, recorded webinars, and transcripts from real-world coaching scenarios.
“We’ve trained the AI strictly on my own content and continually review its responses,” Bo explained. “This way, it only delivers proven, real-world answers – never generic or made-up advice.”
Bo continued: “I was compelled to create a curated and industry esoteric version of ChatGPT.”
One user already advised Bo that she was using the platform as “the ChatGPT for real estate agents”.
That level of specificity is what sets Bo’s AI coach apart, he suggested. Its scope isn’t limited to one aspect of an agent’s role. Instead, it spans the full spectrum of professional challenges, from day-to-day prospecting and handling objections to mindset advice and business planning. “Agents have 24/7 access to a coach they can literally talk to,” Bo said. “Whether they’re in the car, between appointments, or preparing for a listing, they can just ask and get practical, real-world advice in my voice.”
And Bo isn’t shy about imagining what this tool could have done for his own career. “I would have been able to shortcut a lot of trial and error,” he reflected. “Being able to ask questions on the go and get my own mentor’s advice on-demand would have been a game changer early in my career.”
The product, available through the Performance Partner platform, arrives at a time when many real estate agencies are under pressure to do more with less, and to support agents through what has become a more volatile and competitive property environment. Tools like Bo’s AI assistant could offer brokers a way to scale up support without scaling up headcount.
But its launch also raises a larger question: if expertise can be digitised and distributed through AI, what happens to the traditional model of mentorship in the industry? For Bo, the answer isn’t replacement, but reinforcement.
“I’m not stepping back,” he said. “This is just another way of delivering the same high-level guidance to more agents, more often and more affordably at only $29 per month.”
