The preliminary clearance rate for combined capital cities was the highest in almost a year in the week ending 22 June 2025.
Last week’s early auction clearance rate across capital cities was the highest since July last year, although the number of homes that went to auction declined.
Cotality’s Property Market Indicator Summary revealed that 2,040 capital city homes went under the hammer last week, marking a 6.6 per cent reduction on the previous week’s result of 2,183 properties.
The result also showed a 5.1 per cent decrease in the preliminary clearance rate compared to the same time last year, when 2,150 homes went to auction.
However, the early auction clearance rate for the week ending 22 June 2025 was 73.9 per cent, the highest recording since July last year.
The total preliminary clearance rate last week was also a step-up from the King’s Birthday long weekend result two weeks ago of 63.8 per cent.
Melbourne had the highest volume of auctions last week, after 957 homes went under the hammer, recording the highest preliminary clearance rate at 76.6 per cent across the major capital cities.
This week’s preliminary clearance rate is Melbourne’s highest since May 2023.
Sydney saw 789 homes go under the hammer last week, recording a preliminary clearance result of 73.5 per cent.
Similarly, Sydney recorded its highest early clearance rate since the week ending 23 February 2025, after the first rate cut, at 74.4 per cent.
In Brisbane, 152 auctions were held last week, recording a preliminary clearance rate of 66.7 per cent, the highest results since the week ending 11 May 2025 at 69.7 per cent.
Last week, 83 homes in Adelaide went to auction as the city returned the highest preliminary clearance rate of any capital last week.
The city returned a successful result of 77.5 per cent, which was also Adelaide’s strongest result since the first week of April 2025.
In the ACT, 64 homes went under the hammer, recording a preliminary clearance rate of 55.3 per cent.
This week, Cotality has forecast the volume of auctions to be stable, with about 2,080 homes set to auction nationwide, before dipping below 1,800 as cooler weather is set to hamper activity.
