Auction clearance rate rises across capital cities

Both the volume of auctions and the early success rate significantly increased across the capital city markets during the week ending 29 June 2025.

Cotality’s latest Property Market Indicator Summary showed that nationwide, 2,103 properties went to auction during the week ending 29 June 2025, a 4.9 per cent increase from the 2,004 auctions held during the previous week ending 22 June 2025.

The preliminary auction clearance rate kept pace with the rise in auctions, with last week’s early clearance rate increasing to 74.5 per cent, compared to the early rate of 73.9 per cent recorded in the week prior.

 
 

Melbourne led auction volume across the capital cities, with the city’s 1,000 auctions returning a preliminary clearance rate of 75.2 per cent, which was down from the 76.6 per cent recorded in the week ending 22 June 2025.

Sydney hosted 784 auctions last week and registered a preliminary clearance rate of 73.5 per cent, which held steady from the previous week and marked the third consecutive week in a row Sydney’s early rate has been above the 70 per cent mark.

Brisbane saw the most auction activity across the smaller capital cities, with the 143 homes that went under the hammer returning a preliminary clearance rate of 76.1 per cent the city’s highest early rate since the first week of July last year.

Adelaide hosted 97 auctions last week and returned a preliminary clearance rate of 80.8 per cent, which was up from the 77.5 per cent recorded in the week ending 22 June 2025.

Of the 66 homes taken to market in Canberra, 63.8 per cent have returned a positive result so far, which marks the highest preliminary clearance rate since the first week of May 2025.

While 12 homes were taken to auction in Perth, seven have been revealed, of which five houses were successfully sold.

In Tasmania, the one home taken to auction during the week ending 29 June 2025 was successfully sold.

Cotality said the volume of auctions is set to reduce over the coming weeks, with approximately 1,770 homes scheduled to go under the hammer during the week ending 6 July 2025, before reducing to around 1,430 the following week.
